FOR ESTATE AGENTS
Property searches, ordered before you list
Get ahead of sales packs. Order the searches a buyer’s solicitor needs when the seller instructs you, from your agency’s own Casera account. Regulated searches insured for the buyer and their lender, refreshed free if the sale runs past six months, and recharged to the seller.

ORDER
Order the searches the day you list
Open an account for your agency and order the local authority, drainage and water, and environmental searches from the property’s address in 60 seconds. You can see the council’s current turnaround before you order.

RELY
Searches the buyer’s side can rely on
Every local authority search is a regulated search under the Search Code, and its Stewart Title indemnity covers the buyer and their lender, whoever ordered it. Pass the reports to the conveyancers, and the buyer’s solicitor has what they need to accept them.

REFRESH
Free refreshes if the sale runs long
Lenders want searches no more than six months old at completion. If the sale takes longer, we refresh them free of charge, so ordering early never leaves the seller paying twice.
CostsNothing
RECHARGE
Pay once, recharge the seller
Your agency pays for the searches and recharges the seller, or includes them in your fee. Tell the seller about the charge, and the amount, before they agree to it, as the Estate Agents Act 1979 requires.
Fixed contractsNone
THE SALES PACK
The searches a sales pack will include
The government’s home buying and selling reform roadmap lists standard search results among the contents of a sales pack. These are the ones to order.
What to order
The same searches conveyancers order from us, for any property in England and Wales.
- A regulated local authority search: planning, building control, roads and more
- A drainage and water search
- An environmental search: flooding, contamination and ground stability
- Coal mining and other searches where the area needs them
How it works
Four steps, and the conveyancers take it from there.
- Open an account for your agency
- Order the searches when the seller instructs you
- Pass the reports to the seller’s conveyancer, and on to the buyer’s
- If the sale runs past six months, we refresh them free of charge
Frequently asked questions
Everything you need to know about ordering searches for estate agents through Casera.
Searches for estate agents
Can estate agents order property searches?
Yes. Open a Casera account for your agency and order local authority, drainage and water, and environmental searches for any property in England and Wales: the same searches conveyancers order from us.
Will the buyer’s solicitor accept searches we order?
It is the buyer’s solicitor’s decision, and they need searches the buyer and lender can rely on. Our local authority searches are regulated searches, and their Stewart Title indemnity covers the buyer and their lender, whoever ordered them.
Who pays for the searches?
Your agency pays Casera, and you can recharge the seller or include the cost in your fee. If you recharge, tell the seller about the charge and the amount before they agree to it.
What if the sale takes longer than six months?
Lenders want searches no more than six months old at completion. If the sale runs past that, we refresh the searches free of charge.
Do agents have to provide searches before listing?
Not yet. The government’s June 2026 roadmap plans to require a sales pack, including searches, before a property is listed, once legislation is passed. Until then it is voluntary.
What are your turnaround times?
It depends mostly on the council: each one takes a different time to provide its information. Once it arrives, we aim to return your search within a day. Your search team can tell you a council’s current times before you order, and the platform shows them live once your account is set up.
What areas do you cover?
We provide search services across England and Wales, ensuring comprehensive coverage wherever your transactions take place.
Will I have a dedicated contact person for my orders?
Every firm has a dedicated search team rather than a single contact, so whoever picks up can help with your orders.
