LENDER HANDBOOK

Lender Handbook changes, caught before exchange.

The UK Finance Lender Handbook Part 2 is scanned four times a day. You get a clear report of what changed for your lender, or confirmation that nothing did.

Lender Check

RISK

Lenders change their requirements without telling you

A lender can update its Part 2 requirements at any hour of any day, and UK Finance keeps no record of when. Miss a change before you submit the Certificate of Title and you risk non-compliance, a professional indemnity claim, removal from the lender’s panel, or SRA action.

MONITOR

Checked four times a day, so you don’t have to

The LC-5 report scans the UK Finance Part 2 database four times a day and shows only what changed for the lender on your transaction. No more reading the full handbook before every exchange.

COMPARE

Old and new wording, side by side

When a requirement changes, you see the previous and the current wording next to each other. When nothing has changed, the report says so, which is a compliance record in itself.

REFRESH

Refresh it up to five times a case

Run it on instruction and again before exchange. If the transaction runs long, open the order in Casera and press refresh to check for changes since you last looked.

RECORD

The compliance record CQS asks for

The CQS practice notes now require firms to hold compliance records for Part 2 requirements before exchange. Each report is that record: clear, dated, and stored on your Casera case automatically.

Lender Handbook

What is the UK Finance Lender Handbook, and what is Part 2?

The handbook sets out the instructions mortgage lenders give to the conveyancers acting for them. Part 1 holds the instructions common to all lenders. Part 2 holds each lender’s own requirements. Part 2 is the part that changes, and the part this report monitors.

Why do I need this if I already check the UK Finance Handbook myself?

Lenders can change their Part 2 requirements at any time, and UK Finance does not notify you or keep a log of when changes are made. Checking the full handbook by hand before every exchange is slow and easy to get wrong. The LC-5 report scans the database four times a day and presents only the changes relevant to your lender.

When should I run a check?

At a minimum, before exchange of contracts. Best practice is to run one on instruction and again before exchange. Each report allows up to five checks per case, so you can refresh if the transaction runs longer than expected.

Which lenders are covered?

Any lender listed in the UK Finance Lender Handbook.

How does this help with CQS?

The CQS practice notes require firms to hold compliance records for Part 2 requirements before exchange. The report is exactly that: a clear, dated, auditable record of what you checked and what the lender required at that point.
